Under Massachusetts law (effective August 1, 2025), the party who hires a broker pays the broker's fee. All leasing and placement fees above are billed to the property owner — never to the tenant.

Walkthrough & agreement

We walk the property, confirm unit count and condition, and send the management agreement through Dotloop for e-signature.

Onboarding

We open your file, set your compliance calendar, and confirm your rent-collection setup — your own bank or a free tool like Baselane.

Week 2–4

Pricing, listing & leasing

If vacant: pricing analysis, MLS listing, showings, and screening. Already occupied? We onboard your existing lease and tenant instead.

Move-in

Lease execution

Lease signed in Dotloop with required MA disclosures, Statement of Condition photographed, smoke/CO detectors verified.
